The Suite Grangegorman project delivered a modern, six-storey student accommodation block in one of Dublin’s most dynamic and rapidly evolving urban quarters — home to Technological University Dublin (TU Dublin), one of Ireland’s largest third-level institutions. Located in Grangegorman, Dublin 7, this €11 million development created 128 much-needed, high-specification student bedrooms in a central, high-demand location where student housing supply has consistently failed to keep pace with demand.

The standard Last Planner® System cadence — weekly work planning — is the right planning horizon for most construction projects. But on a 3-month programme, the weekly cycle is too slow to catch and resolve the day-to-day constraints that can derail delivery at pace. Daily huddles bridge the gap between the weekly plan and daily reality.

Each morning, all 15 team leads gathered for a 15-minute structured stand-up around the visual management board. Yesterday's progress was confirmed, today's critical activities were aligned, and any emerging constraints — a delayed delivery, a blocked access route, a missing material — were called out and assigned for resolution before they impacted the programme.

Off-Site Prefabrication — Compressing the Critical Path

The single most powerful tool for compressing a residential construction timeline is off-site prefabrication. On a conventional build, bathroom and kitchen fit-out begins after the structural frame is complete, MEP first-fix is done, and the building envelope is closed. On a 3-month build, this sequential approach makes the timeline impossible.

At Suite Grangegorman, bathroom pods and kitchen modules were fabricated off-site in parallel with the structural programme on-site. By the time the structural frame and MEP were ready, the pods were ready to install — turning a sequential 8-week process into a parallel 3-week installation.
