Project Overview : Finalizing the Vision for Clancy Quay Residential Community 

The Clancy Quay residential project (Phase 3) marked the final chapter in the transformation of Dublin’s historic Clancy Barracks. With a project value of €56 million, this ambitious phase involved designing, constructing, and fitting out 246 high-specification apartments.

One of the most remarkable aspects of the project was the aggressive 6-month delivery timeframe, which required seamless coordination, exceptional quality standards, and unwavering efficiency from all involved.

Lean Touch Solutions was brought on board to implement a full range of Lean Construction services tailored for a fast-paced, high-end residential fit-out.

Our objective was to embed Lean principles throughout every stage of the project. The goal: deliver 246 premium apartments on time without compromising on quality.

To make this possible, we worked closely with the main contractor and design teams to optimize everything—from design finalization and shell works to interior detailing and handover.

Our Project Scope (Construction)

Our services focused on Lean delivery tailored to the project’s rapid pace and premium standards. This included:

  • Intensive collaborative planning to synchronize all phases and subcontractors.
  • Optimizing sequencing of trades for internal fit-outs.
  • Eliminating waste in materials, time, and process delays.
  • Embedding quality control into the workflow—not just at the end.

We also provided Lean training to 60 key partners, ensuring all teams were aligned in both methodology and mindset.

Project Approach : Lean Strategy Focused on Quality and Pace

Lean Construction Strategy:

Our Lean strategy was carefully tailored to meet two core demands: speed and high-specification delivery.

  • Upfront Planning with Last Planner® System-Enabled reliable scheduling and coordination across 22 specialist teams.
  • Value Stream Mapping– Identified bottlenecks and optimized processes from shell completion to apartment handover.
  • Off-site Prefabrication– Used for bathroom pods and joinery to reduce time on site and maintain finish quality.
  • Just-in-Time Material Delivery– Reduced on-site storage and damage risk, especially for high-value finishes.

Securing full buy-in from the client, management teams, and all trade partners was critical. This collective commitment enabled:

  • A shared pace and rhythm across all teams.
  • Continuous quality assurance throughout the delivery cycle.
  • A seamless and efficient construction experience for every stakeholder.

Our approach followed Lean Touch Solutions’ proven Lean Construction Implementation model, adjusted for the unique challenges of fasttrack residential projects like Clancy Quay.

We integrated Lean thinking into every phase—from design for buildability to final handover. Our “Holistical Approach” ensured:
