The Suite Grangegorman project delivered a modern six-storey student accommodation block in the heart of Dublin. Located in the vibrant Grangegorman area—home to Technological University Dublin—this €11 million development created 128 much-needed student bedrooms in a central, high-demand location.
What made this project unique was its tight construction timeline. The core build phase had to be completed in just 3 months. To meet this target, every stage required precision, speed, and collaboration—from design through to final handover.
Bringing together 15 specialised teams, the project relied on rapid coordination and shared accountability. To support this accelerated delivery, we trained and certified 50 key partners in Lean Construction methods. This ensured everyone shared the same approach to speed, efficiency, and quality.
Lean Touch Solutions was engaged to deliver a Lean Construction framework tailored to the intense pace of the Suite Grangegorman build.
With only three months to complete major construction, Lean thinking wasn’t optional—it was essential. Our key contributions included:
Because of the timeline, we focused on quick wins and long-term value, making fast decisions without compromising standards.
Our approach began with co-developing a focused Lean Construction Strategy, designed to support rapid delivery while maintaining build quality. From day one, we worked hand-in-hand with:
To keep the project on track, we deployed key Lean tools:
This strategy helped reduce on-site delays, improve communication, and increase reliability across the board.
Gaining early buy-in from all teams was essential. We ensured everyone—from leadership to trades—understood the strategy, tools, and goals. This alignment kept the project moving smoothly, even under pressure.
Our delivery model—based on Lean Touch Solutions’ standard implementation—was strengthened by our Holistic Project Delivery approach. This ensured every decision, from logistics to labour scheduling, supported the 3-month goal.
By training 50 team leaders in Lean Construction, we built a unified culture of efficiency, clarity, and speed. As a result, all 15 teams were equipped to deliver 128 high-spec student units, on time and to standard.
The Suite Grangegorman project is now a showcase for how Lean thinking, when applied holistically, can turn even the most ambitious timelines into reality—without sacrificing quality.
